1. Is the property offered “deeded or titled property”?
Yes! All properties are titled and your name(s) will go on the Title upon closing.

2. Is the construction completed or is it a promise to construct?
We are only marketing a completed and furnished product, ready to move in. No artist renderings, no future promises.

3. What do my shared equity ownershipSM privileges include?
Each property is unique, most Villas include live-in staff, and condos choose the level of service they desire. Some have free access to Yalku lagoon, some have tennis courts, while others have resort access.

4. Can I change my occupancy dates?
You will be provided with the contact information (unless otherwise requested) of your shared equity ownershipSM partners. They may agree to date exchanges with proper notice.

5. What are the monthly and annual fees associated with my ownership?

Again, each property has individual expenses based on size and amenities. We can provide you with the actual expenses for each property. Call us, or send an email.

6. Can I sell my shared equity ownershipSM in my property at any time in the future?
Of course, you own it. However, bylaws do allow your partners to have first right of refusal.

7. Are there any additional fees or charges applicable in addition to the shared equity ownershipSM property quoted price?

My Akumal Retreat only quotes prices that include legal fees, Trust expenses, taxes and all closing costs.

8. What are the shared equity ownershipSM rules? Are pets and smoking allowed?
Each property has different rules, but mostly; smoking outside, and no pets. Some of your partners may have allergies.

9. Do I have a private and secure space to store my personal items between visits?
Current inventories do include private, secured owners lockers.

10. Do I need a property management company involved to ensure that my property is always in good working order and be available to resolve potential problems?
Akumal Villas, the most respected management company in Akumal will manage all properties to ensure cleanliness, payroll, staff management, accounting, and trouble free operations of your villa.

11. What type of staffing, maid service, or cooks, can I expect to be available to me?

Owners have a premium level of service with the live-in staff providing all cleaning, chores, and maintenance. You can easily obtain additional services like grocery stocking, in home massages, and chefs as well.

12. How can I save money buying a Shared Equity property versus renting a hotel room(s) condo, or villa?
Just ask us how. The savings are incredible!

13. What are the distances to the nearest shopping and medical services?

The closest shopping is less than 5 minutes away. Sam's, Walmart, and several other major stores are only 25 minutes from Akumal. Premium medical services are also 25 minutes.

14. What activities and points of interest are nearby?
Everything from deep sea fishing, flats fishing, golf, exploration of Mayan ruins, cenotes, diving, snorkeling, fine dining, beach bars, jungle tours, are within a 30 minute drive.

15. Can my shared equity ownershipSM purchase be financed?
My Akumal Retreat does not provide financing at this time.
